Tips From Our Realtors

Homeownership is one of the surest, most impactful ways to build lasting generational wealth. However, things can vary in the short term. Sometimes, the housing market is less friendly to buyers than others due to various factors. We encourage all potential homeowners to read about the housing market to determine when the best time is to purchase a home. One thing to consider: Many prospective homeowners begin their search in the Spring, so it might be worth getting the jump on things by looking in the fall and winter.

The Loan Process

num-1
Speak With a Loan Originator

The first step in your journey involves speaking with us. We will help you get your paperwork together, explain all of your financing options, and set realistic expectations for the homebuying process. Our goal is to make a complicated and overwhelming process easier for you.

num-2
Define Your Goals

Because there are so many available forms of financing, it is essential to define your goals. We can help with that. You'll want to speak with your co-borrower and agree about what is best for you collectively. Ask what amount you wish to pay and whether you want mortgage insurance.

num-3
Submit Your Pre-Approval Application

This process allows you to determine whether you will be able to borrow based on various conditions, including your income, credit score, and employment information. We will give you a pre-approval application and figure out how best to accomplish your goals from there.

num-4
Find the Perfect Home

When you look for a home, consider the location, school system, the feel of the community, and how safe it is. The price of the houses in the area is also essential. While there is a lot to consider, this is the most exciting part of the process. Once you find a house, it is time to secure a mortgage.

num-5
Submit Your Documents

You will need to submit a host of documentation, including the final loan application, your W2s, pay stubs, bank statements, and other important information. These forms of documentation help prove your current income and debt situation and impact the mortgage.

num-6
Appraisal

While your application is in the processing stage and the documents are reviewed, we order an appraisal of your home to determine how much it is actually worth. We want to make sure it compares favorably with the asking price. We send our report once we have finished the appraisal.

num-7
Underwriting

As one of the last steps in the loan process, we submit your loan to underwriting. They will perform a final review and either approve or deny the loan. We look for last-minute impediments and ensure the loan is ready to close. We advise you to have everything you need for your closing meeting, including a government-issued ID and your proof of homeowners' insurance.

num-8
Close Your Loan

Finally, we will send you a closing disclosure detailing the final settlement figures and the total funds you will need to close your loan. You need to read each document carefully to ensure everything is correct. Also, be aware that there is a lot of paperwork to sign at the closing meeting.
